Contracts
Residential, seasonal or commercial lease with its clauses, ready to print and sign. Dates, rent, deposit and guarantees are all saved.
Electronic signature
Both parties sign the contract from a phone or computer, with a code sent by email. It is stored with its signature certificate, with nothing to print.
Receipts and invoices every month
They are generated automatically and emailed to the tenant. For premises, warehouses, offices and garages, a numbered invoice with VAT and withholding.
Receipts straight to the bank
Collect by direct debit: a SEPA mandate for the tenant to sign and a batch file to upload to your bank. Once it is paid in, you mark it as collected.
Payments and arrears
At a glance, what is paid, what is pending and what is overdue. If someone does not pay, we email you.
Insurance, electricity, water and service charges
Record each property's expenses: insurance, utilities, service charges, property tax and repairs. What the tenant owes is added to their next receipt, and we warn you a month before the insurance expires.
Rent update
Each year we remind you and you apply the increase with the applicable index. The next receipt already carries the new rent.
Deposit
Tracking of the deposit and its lodging with the Generalitat, and a reminder to return it when the contract ends.
Repairs
The tenant reports it from their portal with a photo, you reply and everything stays on record.
Taxes
Yearly summary of income, expenses, VAT and withholdings for each property, on screen and in Excel, for your tax return or your accountant.

Frequently asked questions
Do I have to install anything?
No. It runs in the cloud: you log in from the browser on your computer or phone, with your email and password.
Do you collect the rent?
No. The money goes straight from the tenant's account to yours, by transfer or by direct debit through your bank. We never touch your money.
What if I only have one flat?
You pay only for the properties you manage, starting from one. No minimum fee and no lock-in.
Does it work for premises, warehouses and garages?
Yes. It issues numbered invoices with VAT and, if the tenant is a business or professional, with withholding. The yearly summary separates net amounts, VAT and withholdings.
What happens if I cancel?
Before you leave you can download each year's summary, and your contracts and receipts stay saved in case you come back. Listings on the marketplace remain free.
